A threshold seal is a flexible PVC or rubber strip bonded to the garage floor, so the door closes down onto it. It is the correct part when the slab is uneven, sloped or worn, because it follows the concrete instead of hanging off a straight door. Fit it on a dry, clean floor in mild weather and let the adhesive cure fully.
Most people arrive here after fitting a new bottom seal and finding daylight still showing at one corner. That is not a bad seal. That is a floor that is not flat, and a part hanging from a straight door edge was never going to bridge it.
The test that tells you which part you need
- 1Close the door on a bright day and look along the bottom from inside.
- 2An even line of light along the whole width means a worn bottom seal. Buy a bottom seal.
- 3Light in the middle, or at one corner, with the rest dark means the slab dips or slopes. Buy a threshold.
- 4No light but water still comes in means the slab slopes toward the garage. A threshold helps; drainage outside helps more.
Match the part to your gap
Measure at the widest point. Then read across. If your measurement sits on a boundary, take the larger band — a seal that is slightly too big compresses, and one that is too small does nothing at all.

What you are trading away
- It is permanent. You are bonding PVC to your slab with epoxy. Removal means a scraper and a lot of patience.
- You feel it under the tires. Every time you drive in and out. Most people stop noticing in a week; some never do.
- Water can pool behind it if your floor slopes inward, because you have just built a small dam. Check which way your slab falls before fitting.
- It needs a real cure. The door has to stay open while the adhesive sets, which means planning it around the weather.

What we would skip, and why
Nobody in this category ever declines to recommend something. That is what makes universal praise worth ignoring. Here is what we would not buy.
A threshold seal, if your floor is actually flat
If the door meets the slab evenly and the only problem is a perished seal on the door, a threshold is a permanent, more expensive answer to a problem a twenty-dollar bottom seal solves. You are also committing to a bump under the tires forever. Check the light line first.
Fitting one in the cold, or on a damp slab
The adhesives supplied with these kits have a minimum application temperature and need a genuinely dry, clean slab. Fitted on a cold damp floor the bond fails in patches, water gets under the strip, and freezing lifts it. Fit in dry weather and give it the full cure time the instructions state, with the door left open.
Threshold seals in a garage that floods from outside
A threshold will stop wind-driven rain and run-off, and it will not hold back standing water pushing against it from a sloping driveway. If water flows toward your garage, the fix is drainage outside the door. A threshold seal sold as the answer to that is being oversold.

Fitting it
- 1Open the door fully and support it. Sweep and scrub the slab across the whole opening plus a foot either side.
- 2Dry-lay the strip and mark its position with chalk, with the door closed onto it, so you can see the seal line before committing.
- 3Check the door actually closes onto the strip — not in front of it and not behind it. This is the measurement that matters.
- 4Apply adhesive per the instructions and press the strip down along the chalk line.
- 5Leave the door open for the full cure time. Closing it early is what lifts a strip at one end.
- 6Once cured, close it and check the light line again.
A threshold seals the bottom. The sides and head are a separate, cheaper job with a different part — see garage door side and top seals — and doing both is what actually makes a garage stop howling in January.

- How do I seal a garage door on an uneven floor?
- With a threshold seal bonded to the floor rather than a bottom seal attached to the door. The strip follows the concrete, so the door closes onto a surface that is level even when the slab is not. Prep the slab thoroughly and fit it in dry, mild weather.
- Do garage door threshold seals really work?
- Yes, for the case they are designed for: an uneven or sloped slab, wind-driven rain and debris. They will not hold back standing water flowing toward the garage from a sloping driveway — that is a drainage problem outside the door.
- Will a threshold seal damage my garage floor?
- Removing one takes a scraper and effort, and it can leave adhesive residue on the concrete. Treat it as permanent. If that is a problem, a bottom seal on the door is the reversible option — it just will not fix an uneven slab.
- Can I fit a threshold seal and a bottom seal together?
- Yes, and on a bad opening it is the right answer. The threshold levels the surface the door closes onto and the bottom seal takes up the remaining irregularity in the door itself.
- Will water pool behind a threshold seal?
- It can if your slab falls toward the back of the garage, because the strip acts as a small dam at the door. Check which way your floor drains before fitting — pour a cup of water on it and watch.
