Sealing a garage door on an uneven floor
A straight door will never seal to a curved floor. The fix is to change what the door closes onto, not what hangs off it.

Measure the low spot with a straightedge and a tape. If the dip is more than about a quarter inch, no bottom seal will close it, because the door's bottom rail is straight and rigid. Bond a flexible threshold seal to the floor instead, so the door closes onto a level line rather than onto the concrete.
This is the most common unsolved problem in the whole garage category, and it usually presents as a person who has already bought two bottom seals. Neither worked, because neither could.
Measure the dip properly
- 1Get a straight length of timber or a level long enough to span the door opening — 8 ft is usually enough for a single door.
- 2Lay it across the opening where the door closes, on edge.
- 3Slide a tape measure or a stack of coins under it at intervals of a foot and note the biggest gap you find.
- 4Write down the number and where it is. Middle-of-the-opening dips and one-corner slopes need slightly different handling.
- 5Under about 1/4 in: a good rubber bottom seal will probably cope. Over that: threshold.
Why the threshold works and the bottom seal does not
A sectional garage door's bottom rail is straight steel. Whatever hangs off it hangs in a straight line. A floor that dips half an inch in the middle leaves a half-inch crescent that a one-inch rubber seal cannot reach into, because the seal would have to stretch further at the middle than at the ends and it is a continuous strip.
The threshold inverts the problem. It is a flexible strip bonded to the concrete, so it follows the dip on its underside while presenting a level top surface to the door. The published claim on these products — that the flexible PVC conforms to most floor surfaces including slightly uneven or sloped garages — is precisely that geometry.
The limits, stated plainly
- Slightly uneven means slightly. A threshold follows a gentle dip or a shallow slope. It will not bridge a crack, a broken apron edge, or a step.
- Badly broken concrete needs concrete work. A self-leveling compound or a patched apron first, then the seal. Bonding a strip over crumbling edges wastes the strip.
- Standing water is a drainage problem. A threshold resists wind-driven rain and run-off, not a driveway that channels water at your door.
- It is permanent. Removing a bonded strip means a scraper and a long afternoon.
The order of work
- 1Measure the dip. Under a quarter inch, try a good rubber bottom seal first — it is cheaper and reversible.
- 2Check the drainage direction with a cup of water.
- 3Repair broken concrete at the door line if there is any, and let it cure fully.
- 4Fit the threshold on a dry day, on a scrubbed and genuinely dry slab, and leave the door open for the full cure.
- 5Fit or replace the bottom seal afterwards if the door's own seal is also perished. The two together handle a bad opening.

- Bond a flexible threshold seal to the slab so the door closes onto a level surface. A bottom seal hanging from the door's straight bottom rail cannot bridge a dip of more than roughly a quarter inch.
- How much unevenness can a garage door bottom seal handle?
- Roughly a quarter of an inch, depending on the seal's thickness and how soft it is. Past that the straight bottom rail geometry defeats it and you need a threshold.
- Can I level the garage floor instead?
- Yes, with a self-leveling compound or a poured repair at the door line, and it is the more permanent fix. It costs more, takes longer to cure, and for most people the threshold strip is the practical answer.
- Will a threshold seal trap water in my garage?
- It can if the slab falls toward the back. Test with a cup of water before fitting. If the floor drains inward you may need a drain channel or to accept some sweeping out after heavy rain.
